A REALPRENEUR AND INDIA’S FIRST FEMALE REAL ESTATE COACH

(Well this is not what I ever imagined to become!)

So, this is my story – from IIT aspirant to an Entrepreneur & Real Estate Coach

The journey started when I came to Lucknow in 2015 and started my first job as a corporate majdoor! During those time, there was a boom in Real Estate industry and more & more number of people were selling and purchasing properties.

And that was the time, when I decided to quit the majdoori and to try my luck in the Real Estate. Time passed and along with me, few bunch of new people got added and with this, we founded ALOIS INFRASTRUCTURE PRIVATE LIMITED – a broker and developer company. 

Then there was an incident, which proved to be an eye opener for me and made me realize that only selling and purchasing is not the definition of Real Estate business.

It was in 2021, when I met Mr. Anoop Kumar, an inter college peon who had a dream of having his own property and he purchased one property from a very renowned Real Estate company of that time “Shine City”. (That time, this company was in hype and people were blindly purchasing the property from them, without having any background check of the company or its people).

Now, coming back to Anoop, he had a salary of Rs. 15,000/-, in which he used to pay the EMI of his plot as Rs. 9,000/- (which was 60% of his salary!). His entire savings of life and everything was invested in his dream property. 

And later one day, there was a breaking news all across Uttar Pradesh which stated – “One of the most popular company, SHINE CITY has been shut down and all its directors, employees, brokers and everyone has fled!”

There was total chaos all around. People didn’t know what to do? To whom to go? What will happen to the huge amount they have invested in their land/plot and the company has fled without giving them the possession!? Who will refund their money back?

Several FIRs and every legal actions were taken, but the result – it was overall Zero!

No money or anything was given to the people and till date people have only been in grief and just blaming the industry and people of it.

The amount of trauma Anoop felt was unimaginable and I felt miserable that I cannot do anything to help him out. His words still echo inside me which was – “Company ki koi galti nahi hai, company bahut acchi hai Shraddha Ji. Apne customers ka kaafi khayal rakhti hai. Dekhiye na, humare saare paise le ke chali gayi, lekin kamm se kamm zehar khane tak ke paise to chod ke gayi hai…..”(There is no fault of the company. Company is very nice Shraddha Ji. It takes care of its people a lot. See it has fled away with all our money, but still they have left few amount so that we can have a poison atleast!)

After this whole scenario, the conception created in people mind was – The entire Real Estate industry and its people are Fraud!!!

This created a spark in me and then and there my team and me decided that we will do something new in this field. Something, which will not only help, safeguard and protect the customer from these traps but will also educate and inform them to choose what’s right and what’s wrong. Our mission was to change this conception which people made for Real Estate industry as frauds!

With this idea, we came with our new venture – Property Doctor !

The idea – Just like the way a doctor examines, investigates and cures the disease of the patient. In similar way, our Property Consultants will consult with the customers, will identify their issues and requirements and will provide the best required solutions to them.

With Property Doctor, we provide a numerous services like teaching and education, consultation, document verification and legal workings sales, purchases and rental helping etc. Our overall aim was to provide one step solutions to the customers so that they can get all the services of Real Estate under one roof and he/she does not have to go to different places to avail these services – hence, saving the customer’s time.

Let us understand with an example

MR. X WANTS TO PURCHASE A PLOT AND WANTS TO CONSTRUCT A HOUSE FOR HIM.   

WHAT MR. X WILL DO IF HE GOES TO SOME ANOTHER COMPANY –

Firstly, he will go to a broker firm and will contact some brokers, will go for multiple site visits and will then finalize the plot. Then with the documents, he will go to any lawyer to verify the previous registry papers and will then make sure that the land is free from nay dispute or other and then will proceed for purchasing the land.

After verification, now he will go to several banks and will get stuck in the documentation and other works for loan purpose. After loan process, the registry of the land will be done and Mr. X will become the owner of that plot. 

Then Mr. X will contact an engineer for the site survey, designing of the house, etc. Then he will go to a contractor to initiate the construction work, hardware shops for the material purchase and everything on its own. Hence, his total energy and time will be wasted in carrying out these works by his own. 

Now, here comes the second option, when Mr. X contacts to Property Doctor and then let’s see what he has to do…

Well…. The answer is – NOTHING

Because with us, his each and every process from finding land till the construction and completion of his house, everything will be carried out by us.

Well yeah, the only thing which Mr. X has to do is – to relax and just tell us our requirement!!! 

So from site selection to document verification, architectural designing to construction, loan process to labourer supplies, interior designing to external boundary wall protection, each and every services Mr. X will get under one roof – saving his time and energy as well. 

Call it Alois Infrastructure or Property Doctor, my main motive is always to educate & to provide knowledge to those who are actually in need for that, to those, who don’t have the resources to learn and grow. The issues I faced, coming from a place where there was not a good scope for education, the struggles I had to do to learn the things out, the mistakes I did, the problems I faced because of this, I don’t want the others to go through that. So be it all the services, which is provided by all my ventures, in the background it is me personally, who wants to cater the customers with my service. When we meet anyone around and ask about their workings, we guess their respective salaries, like for a banker, you can guess salary to be 40k to 50k, but when it comes to a Real Estate agent, you never knows it. My main aim is to provide knowledge, education and all the necessary resources which can help them to learn the real Estate and to become not only an entrepreneur, but also REALpreneur . To educate and make an individual an awesome and successful one!
